Approximately 25 minutes from Brisbane City, Gumdale is home to many families wanting an acreage lifestyle within easy reach of Brisbane’s CBD. Two-and-a-half acre blocks are the most common allotments in Gumdale, although five-acre blocks are also available. In order to protect Gumdale’s natural environment, the Brisbane City Council has zoned the area as an Environmental Protection Area.

This zoning limits the development that can occur in the suburb and ensures that significant parts of Gumdale are protected The area has experienced steady growth since the turn of the millennium and many older-style weatherboard houses have been knocked down and replaced with very large and luxurious homes. Due to Gumdale’s size, amenities are best accessed by car — public transport in the area is difficult with no rail station and buses limited to the major arterial roads. In 2006 the BCC announced plans to extend the 200 bus route to Chandler, but this is yet to eventuate. Residents have excellent access to the Gateway Motorway and, subsequently, Brisbane Airport, and the Gold and Sunshine Coasts.

Families with young children have access to Gumdale State School, which is complemented by primary and high schools in the surrounding suburbs. Westfield Carindale, Capalaba Park and Capalaba Central offer major supermarket and retail outlets and supplement local stores in the area. Eastside Village shopping complex on New Cleveland Road opened in 2006 and contains a range of restaurants, cafes and other amenities. Because of its position within the Koala Corridor, a lot of parkland in Gumdale has been marked for conservation limiting the number of bike and walkways in the parks. Gumdale’s popularity looks set to continue, with families looking for that little bit of extra space continuing to move into the area.
